Terms of use.

These terms apply to ukbuilt.co.uk and to anyone who engages UK Built Ltd for construction services. By using our site or commissioning a project with us, you agree to these terms.

1. Who we are

UK Built Ltd is a construction company incorporated in England and Wales (Company Number 12345678), with its registered office in London. References to "UK Built", "we", "us" and "our" mean UK Built Ltd.

2. Using our website

You agree to use the site only for lawful purposes and in a way that doesn't infringe other people's rights or restrict their enjoyment of the site. In particular, you agree not to:

• Try to gain unauthorised access to any part of the site, or to any server, computer or database connected to it.
• Use the site to transmit viruses, malware, or other harmful code.
• Scrape, copy or republish material from the site for commercial purposes without our written consent.
• Misuse the contact form (for example, sending unsolicited marketing, or content that is unlawful, defamatory, or obscene).

3. Information we publish

We work hard to keep information on the site accurate — including service descriptions, project examples, and company credentials. However, mistakes can happen. The following are invitations to treat rather than binding offers:

• Service descriptions and scope
• Project examples and case studies
• Indicative timelines and budget ranges

The actual contract for construction services is formed only when both parties have signed a written contract or letter of engagement.

4. Consumer Rights Act 2015

Under the Consumer Rights Act 2015, our services come with statutory rights that cannot be excluded. These include the right to:

• Reasonable care and skill — services carried out with reasonable care and skill, as reasonably expected.
• Fit for purpose — services fit for any particular purpose you made known to us.
• Reasonable time — services carried out within a reasonable time (or the time we agreed in writing).
• Reasonable price — where no price was agreed in advance, a reasonable price is payable.

If we fail to meet these standards, you are entitled to a repeat performance or a price reduction. Nothing in these terms is intended to exclude, restrict, or modify your statutory rights.

5. Quotes and pricing

• All quotes are valid for 30 days from the date of issue, unless otherwise stated in writing.
• Quotes are based on the information you provide, the drawings we have, and a site visit. If circumstances change materially (hidden defects, scope changes, planning surprises), we'll discuss additional costs with you in writing before incurring them.
• Prices are in pounds sterling (GBP) and exclude VAT unless otherwise stated.
• Payment terms are agreed in the contract — typically a deposit on signing, stage payments through the project, and a final balance on completion.

6. Contracts and variations

Every project is governed by a written contract (JCT Minor Works, JCT Intermediate, or a bespoke agreement for larger projects). The contract will set out:

• The scope of work
• The fixed price or pricing mechanism
• The programme and completion date
• Payment schedule
• Insurance, warranty, and retention terms
• What happens if things go wrong

Variations (changes to the agreed scope) are managed through written change orders, signed by both parties before the additional work is carried out.

7. Health & safety

Construction is a hazardous activity. We take our responsibilities seriously under the Health and Safety at Work etc. Act 1974 and the Construction (Design and Management) Regulations 2015 (CDM 2015). Every project runs under a written Risk Assessment and Method Statement (RAMS), with a qualified SSSTS-trained site manager on the tools at all times.

8. Insurance

We hold the following insurances, copies of which are sent with every quote:

• Public liability — £2,000,000
• Employer's liability — £10,000,000 (legally required minimum is £5m)
• Contract works — project-specific cover on jobs over £100k

9. Warranties

We provide a 12-month defects liability period on all completed work (longer for structural elements, per the contract). During this period, we will return and rectify any defects that are due to our workmanship, at no cost to you. This is in addition to any manufacturer warranties on materials and appliances.

10. Cancellations and refunds

Your right to cancel depends on whether a contract has been signed:

• Before signing — you can withdraw at any time with no obligation.
• After signing (within 14 days) — under the Consumer Contracts Regulations, you have a 14-day right to cancel a contract signed at your home or workplace. See your contract for the cancellation form and process.
• After 14 days — cancellation terms are set out in the contract. Typically, you remain liable for work already carried out and materials ordered.

Deposits are non-refundable once work has started on site, except where we have breached the contract.

11. Complaints

If something goes wrong, please tell us. We will:

• Acknowledge your complaint within 3 working days.
• Investigate and respond in full within 14 working days.
• Where we've got it wrong, put it right at our cost.

If we cannot resolve your complaint, you may be entitled to refer the dispute to an alternative dispute resolution (ADR) provider or, for smaller claims, to the courts via the Money Claims Service.

12. Intellectual property

All content on this site — including text, photographs, our logo, and the UK Built name — is owned by UK Built Ltd or used with permission. You may view and print pages for personal, non-commercial use. Anything else requires our written consent.

If you'd like to use one of our project photos (for a magazine, blog, or similar), email hello@ukbuilt.co.uk and we'll usually say yes.

13. Third-party links

Our site may link to third-party websites (Google Maps, Instagram, our suppliers, etc.). We are not responsible for the content or practices of those sites — they have their own terms.

14. Limitation of liability

To the extent permitted by law, we are not liable for:

• Any indirect, consequential, or punitive damage arising from your use of the site or our services.
• Loss or damage caused by events outside our reasonable control (for example, severe weather, supplier failures, statutory changes, or pandemic-related disruption).

Where liability cannot be excluded (including under the Consumer Rights Act 2015), our liability is limited to the maximum extent permitted by law — typically, the cost of re-supplying the service or rectifying defective work.

15. Changes to these terms

We may update these terms from time to time. The latest version will always be on this page with a "last updated" date at the top. If the changes are material, we will let you know by email if you are a current or past client.

16. Governing law

These terms are governed by the laws of England and Wales. Any dispute is subject to the non-exclusive jurisdiction of the courts of England and Wales.
